• Occupancy: The Sonterra clubhouse has a maximum occupancy of 75 people, and the Cool Water clubhouse holds a maximum of 90, as per county and state regulations.

• Pool Access: There is no access to the pool from the clubhouse when the pool is closed. During pool season, rentals who have paid the $100.00 Pool Access Fee will be able to utilize the pool along with other pool patrons.

• Grilling: Grilling is not allowed on-site, including the parking lot.

• Bounce Houses: Bounce houses and other large outdoor equipment are not permitted.

• Parking: Guests must use paved asphalt for parking. Vehicles should not be parked or driven on grass or gravel. Failure to follow this rule may result in towing at the owner's expense.

• No Smoking: Smoking is prohibited in and around the clubhouse property.

• No Alcohol: Alcohol is not permitted on the premises.

• Early Entry: Rentals are not allowed entry prior to the start time of their reservation.

• Cleaning: The facility should be cleaned and rental-ready for the next reservation.

• Residency Verification: Verification of residency in Sonterra can be done with a Driver’s license or Sonterra MUD water bill.
